FAQ

How long will my home be listed?  You decide, otherwise it will initially be listed for 6 months and extended as needed.

Who takes the pictures?  We do, but you can also submit photos to be used.

Can my home be For Sale and For Rent at the same time? Yes.

Can I keep a "For Sale by Owner" sign on the property? 
No, only CRS, Inc. signs are permitted on the property when it is listed with us.

Can I have a For Rent sign on my property?  Yes.

Does Creative Realty Services provide Property Management services if I need to rent my home?  Yes...  Call for details.

What if I have to sell my home through a "short sale"?   No problem, we have experience with this type of sale.  Our commission rates will conform with Lender specifications.   


What if I find a Buyer while I have my home listed under Limited Listing Service? 
If
you find the buyer under the Limited Listing Service you will be responsible for handling all aspects of the transaction to settlement. You will not owe any commissions but you will be required to provide CRS, Inc. with specific information pertaining to the sale for reporting purposes. 

What happens if I list my home under Limited Listing Service and realize I need help?   You can always change to Full Listing Service upon a new written agreement.

What if I find a Buyer while I have my home listed under your Full Listing Service?  Even if you find the buyer under the Full Listing Service you will still owe CRS, Inc. a commission of up to 3% at settlement.

How will Buyers contact me under Limited Listing Service?  From the number on the yard sign, Buyers will call our "contact information line" and all calls will be recorded, filed and forwarded to you.   All calls, or emails from Realtor.com or other websites will be registered, filed and forwarded to you. 

How will Realtors contact me under Limited Listing Service?  Your name and number will appear in the MLS listing and Realtors will be instructed to call you directly for showings, questions, negotiations and contracts.
 

Can I advertise my property?  Yes, you may advertise your property at your own expense but it must be advertised for the same price as the MLS listed price. 
  

What about Open Houses?  Under our Full Listing Service CRS, Inc. reserves the right to hold an open house on your property.  Under Limited Service you may hold an open house on your property however, under both services any advertising cost will be at your own expense.

 

What happens if I want to cancel my listing?  You may withdraw your listing without any additional cost or fee by signing a withdrawal form, fees paid upfront will not be reimbursed.  You may not withdraw your listing while an offer is in progress or if the property is under contract.

What about Home Warranties?  Seller and Buyer home warranties are available through American Home Shield (AHS) at your own expense.
